How much bedding and towels does a holiday let need?

One set per bed is never enough. If you only have the linen that is on the bed, every changeover waits for the washing machine. Most hosts keep more than one set per bed, so a clean set is always ready when the next guest arrives.

The exact amount depends on your property. Here is what to think about.

Four things that decide how much you need

  1. How often guests change. A property with check-ins every two days needs more linen than one with weekly stays.

  2. How your laundry works. Washing on site is faster than sending linen to a laundry service and waiting for it to come back.

  3. Who does the changeover. If your cleaner arrives with clean linen, they need a full set ready, not one still in the dryer.

  4. Spares for the unexpected. Make-up, fake tan, spilt wine. A spare set means one stained sheet never holds up a check-in.

What every bed needs

  • A flat sheet, a duvet cover and pillowcases (our complete bed sets have all three in one pack)

  • A waterproof mattress protector, which protects your mattress and is easy to wash

What every bathroom and guest needs

  • Plan towels per guest, not per room. Each guest expects their own bath towel, hand towel and face cloth.

  • A bath mat for every bathroom.

  • For premium properties: a bath sheet instead of a bath towel, and a bathrobe.

Five mistakes new hosts make

  1. Buying just one set per bed. The first busy weekend shows why.

  2. Mixing suppliers. Different whites side by side look tired in photos and in person.

  3. Choosing towels that are too heavy. Very heavy towels take longer to dry between guests.

  4. Forgetting mattress protectors. One accident can cost you a mattress.

  5. Buying from a supplier who can't restock the same item. When you replace linen, it should match what you already have.
